Commercial Real Estate and Leasing
The attorneys of Martin Tate have extensive experience in all
aspects of real estate transactions, including acquisition,
financing, development, leasing, management and divestiture of
real estate assets, and are frequently asked to coordinate and
manage complex multi-state transactions. Our attorneys
represent the interests of real estate owners, purchasers,
sellers, developers, builders, property managers, lending
institutions, insurance companies, tax-exempt organizations and
government agencies. Full-service leasing and operational
representation is also provided for both landlords and tenants,
ranging from small retail and office spaces, to major shopping
centers and "big box" operations, warehouse and industrial
properties and a variety of specialized operations and uses.
We
meet the needs of both landlords and tenants by negotiating
leases, including anchor leases, development and management
agreements, construction and architect contracts, and other
agreements with lenders, landlords, tenants and other parties.
The Firm also works regularly with title insurance companies in
connection with title and title insurance issues.

Company, First American Title Insurance Company, Stewart Title
Company of Memphis, Mississippi Valley Title/Old Republic Title

Zoning, Land Use Planning, Environmental
and Development
Martin Tate attorneys advise clients on all aspects of major
retail, warehouse, and industrial developments and office
building, business park, and apartment projects, including
negotiating matters relating to the acquisition, development,
financing, leasing, zoning and subdivision of property. Our
attorneys are well versed in handling zoning, land use planning,
environmental and construction code issues before the various
boards of the city and county, including the Memphis and Shelby
County Office of Planning and Development, the Memphis and Shelby
County Land Use Control Board, the Memphis and Shelby County
Board of Adjustment, the Memphis City Council and the Shelby
County Commission. In addition, our attorneys represent clients
in obtaining ad valorem tax relief through assessment appeals and
industrial development tax incentive program. |
