Jim Lenschau is a Director in the firm’s Memphis office. He received his Bachelor of Science degree from the University of California, Davis and his Juris Doctorate degree from the Southern Methodist University School of Law. He has also completed post-graduate programs in environmental matters at the University of California, Davis, and the University of California, Berkeley. While in law school, Jim served as Editor-in-Chief of the Computer Law Review and Technology Journal, was selected as a law fellow’s tutor, and was a member of the Moot Court Board.

Jim practices in the areas of commercial transactions and commercial real estate. He has served as counsel to a variety of entities and lending institutions in connection with the financing, sale, acquisition, leasing and development of hotels, student housing, shopping centers and commercial sites. Jim also advises and assists clients on a wide range of related matters, including business planning, public finance, banking, environmental and corporate governance. Jim’s legal experience includes:

• Representing local, regional and national lenders in a variety of real estate and asset based loan transactions, including multi-state loans, loan syndications, participations, refinancing, defeasance, mezzanine financing, workouts and foreclosures.
   
• Representing local, regional and national owners of real estate in a wide variety of projects, including the acquisition, financing, leasing and sale of shopping centers, hotels and multi-family housing developments, and office, commercial, and retail spaces and centers.
   
• Representing a publicly held REIT in the acquisition and disposition of multi-family properties and in the negotiation of credit facilities with institutional lenders for the purchase, sale, refinancing and defeasance of such properties.
   
• Representing local, regional and national companies in a variety of commercial lease transactions, including securitized leases, build-to-suit transactions, tax incentives and payment in lieu of taxes (PILOT) transactions.
   
• Representing real estate developers in a wide variety of residential, office, commercial and retail developments.
